Royalgreen has a new high of $2,939 psf for a unit sold for $3.7 million, according to a caveat filed on December 30. The 1,259-square-foot four-bedroom apartment is on the first floor of one of the buildings. Royalgreen is located on Anamalai Avenue in prime District 10, just off Bukit Timah Road and Sixth Avenue. The development is also near the Downtown Line’s Sixth Avenue MRT Station, as well as prestigious schools like Hwa Chong Institution, Nanyang Primary School, and Methodist Girls’ School.
Royalgreen will be completed in 2021, with 285 units spread across eight 5-story blocks on a freehold plot of 174,176 sq ft. The apartments range in size from 635 to 1,475 square feet and have two to four bedrooms. There are no one-bedroom suites available. The Bukit Timah Collection, developed by Allgreen Properties, includes three projects, including Royalgreen. The other two are the 476-unit Fourth Avenue Residences, a 99-year leasehold condo directly across from the Sixth Avenue MRT Station, and the 115-unit freehold Juniper Hill on Ewe Boon Road.
On December 29, a 1,076 sq ft unit at Residences @ Killiney sold for $2.5 million, or $2,323 psf. The boutique development by Hoi Hup Realty has only 68 units. The completed project in 2012 includes a variety of two- to five-bedroom units ranging in size from 1,055 to 6,760 square feet. Residences @ Killiney is located on Killiney Road in prime District 9. Walking distance from Somerset MRT Station on the North-South Line, as well as malls such as [email protected] and Orchard Central.
